RENTAL RULES AND REGULATIONS

1. CHECK-IN TIME IS AFTER 3 P.M. EDT AND CHECK-OUT IS 12 P.M. EDT. 2. These are NON
SMOKING units.
3. Pets are not permitted in rental units under any conditions with the exception of Dogs, we charge
an extra $20/pet/night.
4. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of 75% of the total rental is
required,. This must be received within forty(40) days of booking the reservation. The deposit
automatically converts to a security/damage deposit
upon arrival. The deposit is NOT applied toward rent; however, it is fully
refundable within (14) days of departure, provided the following provisions
are met.
a. No damage is done to units or their contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or
services rendered during the stay.
c. All debris, rubbish and discards are placed in dumpster, and soiled
dishes are placed in the dishwasher and cleaned. Linen are found clean (we will charge an extra
charge of $25 if linen not found clean and dry). units are left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. The renter is not evicted by the owner (or representative of the owner),
the local law enforcement, the security company employed by my apartment Complex.
In the case of payment made by credit card no deposit will be asked but the card will be charge in the
amount of damage after guest departure if damage done .
h. we will charge a  recovery fee of $450 if renters smoked in house.
g. no underage drinking allowed on property . Prosecution will be in effect.
k. no noise before 9:00am and after  10:30pm outside.  Fees will be charge if any complains occur
about noise.
l.No standing, laying on spa cover, fees will be charged if damage occurs. a $30 fee will be charge if
spa  temperature is left above 96 degrees when guest leaves , if lights  are on, if heat is above 55
degrees, if AC left on. A $200 fee will be charged if fireplace  button are left on “on” position.
1. PAYMENT - An advance payment equal to 100% of the rental rate is required
30 days before arrival. The advance payment will be applied toward the apartment rent. Please make
payments in the form of traveler's checks, bank money
orders, cashiers checks or personal checks payable (funds must clear before agreement is valid)
credit card to Rose-Marie Otey . The advance payment is not a damage deposit. The BALANCE OF
RENT is due twenty one (21)
days before your arrival date.
2. CANCELLATIONS - A Forty (40) day notice is required for cancellation.
Cancellations that are made more than forty(40) days prior to the arrival
date will incur no penalty. Cancellations or changes that result in a
shortened stay, that are made within 40 days of the arrival date, forfeit
the full advance payment and damage/reservation deposit. Cancellation or
early departure does not warrant any refund of rent or deposit.
3. MAXIMUM OCCUPANCY- The maximum number of guests is
limited to EIGHT(8) persons in Unit A and four(4) in unit B. If more than Six(6) guests in Unit A, extra
charge of twenty dollars (20) per day and per guest . If more than Two(2) guests in unit B, extra
charge of twenty dollar(20) per day and per guest.
4. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees
are included in the rental rate.
5. NO DAILY MAID SERVICE - While linens and bath towels are included in the
unit, one cleaning fee of $75 is required .daily maid service is not included in the rental rate . Upon
request daily maid service can be offered. Rates are $40/day.
6. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense
will be subject to forfeiture of advance payment, deposit and/or rental
money, and the party will not be permitted to check-in.
7. Accidents- Owner declines any responsibility if physical damages occur to guests in property.
8. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must
be approved in writing in advance. By Signing Below, I agree to all terms and conditions of this
